The New Jersey Department of Treasury has announced that confirmation letters for the ANCHOR relief program are set to be mailed in the month of August for the 2026 rebate.
New Jersey ANCHOR program is a state initiative designed to provide property tax relief to eligible residents who own or rent property in the Garden State.
The letters are for New Jersey residents that meet the requirements for the Affordable New Jersey Communities for Homeowners and Renters (ANCHOR) rebate.
If you do not receive an Anchor Benefit Confirmation Letter, you will have the opportunity to file an Application for Property Tax Relief on your own when online filing is available in mid-August, according to the New Jersey Department of Treasury.
"Most eligible filers will have their 2025 ANCHOR applications, Form ANC-1, auto-filed and will receive an ANCHOR Benefit Confirmation Letter in August 2026," the agency said.
Eligible New Jersey taxpayers under 65 who are not collecting Social Security disability benefits will be notified regarding their filing status and how to apply.
This program offers property tax relief to New Jersey residents who own or rent property in New Jersey as their main home and meet certain income limits. This year's ANCHOR benefit is based on residency, income, and age from 2025.
These are specifically for homeowners:
You were a New Jersey resident
You owned and occupied a home in New Jersey that was your principal residence (main home) on Oct. 1, 2025
Your home was subject to property taxes
Your 2025 New Jersey gross income was not more than $250,000.
These requirements are specifically for renters:
You were a New Jersey resident;
You rented and occupied a residence in New Jersey that was your principal residence (main home) on Oct. 1, 2025;
The rental property was subject to local property taxes;
Your 2025 New Jersey gross income was not more than $150,000
The amount of the ANCHOR benefit depends on your income from 2025 and whether you rent or own your home.
Homeowners age 65 or older in 2025:
$150,000 or less will receive $1,500
$150,001 to $250,000 will receive $1,000
Homeowners age 64 or younger in 2025:
$150,000 or less will receive $1,500
$150,001 to $250,000 will receive $1,000
Renters age 64 or younger in 2025:
Renters age 65 or older in 2025:
Payments will begin on a rolling basis, starting Sept. 15. Applicants who file by paper will have a paper check option only. Online applicants will have the option to receive a paper check or direct deposit, according to the New Jersey Department of Treasury.
The deadline to apply is Nov. 2, 2026. However, the state will auto-file for most eligible residents. Applicants can check the status of their benefits by visiting the Department of the Treasury's website.
