Newly released data from Realtor.com for May shows that potential buyers and sellers in Knox County saw lower home sale prices than the previous month's median of $394,000.
The median home sold for $389,950, an analysis of data from Realtor.com shows. That means May, the most recent month for which figures are available, was down 1% from April.
Compared to May 2025, the median home sales price was slightly lower compared to $393,500.
Realtor.com sources sales data from real estate deeds, resulting in a few months' delay in the data. The statistics don't include homes currently listed for sale and aren't directly comparable to listings data.

Looking only at single-family homes, the $399,000 median selling price in Knox County was $399,000 this May, the same as April. Since May 2025, the sales price of single-family homes was slightly up from a median of $397,163.Forty-one single family homes sold for $1 million or more during the month, compared to 39 recorded transactions of at least $1 million in May 2025.
Condominiums and townhomes decreased by 6% in sales price during May to a median of $310,000 from $329,900 in April. Compared to May 2025, the sales price of condominiums and townhomes was down 8.8% from $340,000. One condominium or townhouse sold for $1 million or more during the month, compared to two recorded transactions of at least $1 million in May 2025.
In May, the number of recorded sales in Knox County dropped by 8.9% since May 2025 — from 819 to 746. All residential home sales totaled $359.9 million.
Across Tennessee, homes sold at a median of $359,036 during May, up 2.6% from $350,000 in April. There were 10,471 recorded sales across the state during May, down 8.7% from 11,465 recorded sales in May 2025.

Across the state, the sales price of condominiums and townhomes rose 4.2% from a median of $355,000 in April to $370,000 during May. The median sales price of condominiums and townhomes is down 4.4% from the median of $387,141 in May 2025.
The median home sales price used in this report represents the midway point of all the houses or units listed over the given period of time. The median offers a more accurate view of what's happening in a market than the average sales price, which would mean taking the sum of all sales prices then dividing by the number of homes sold. The average can be skewed by one particularly low or high sale.
