Newly released data from Realtor.com for May shows that potential buyers and sellers in Barnstable County saw slightly higher home sale prices than the previous month's median of $730,000.
The median home sold for $735,000, an analysis of data from Realtor.com shows. That means May, the most recent month for which figures are available, was slightly up from April.
Compared to May 2025, the median home sales price was up 5.2% compared to $699,000.
Realtor.com sources sales data from real estate deeds, resulting in a few months' delay in the data. The statistics don't include homes currently listed for sale and aren't directly comparable to listings data.

Looking only at single-family homes, the $766,000 median selling price in Barnstable County was down 1.2% in May from $775,000 the month prior. Since May 2025, the sales price of single-family homes was up 3.5% from a median of $740,000. One hundred nineteen single family homes sold for $1 million or more during the month, compared to 82 recorded transactions of at least $1 million in May 2025.
Condominiums and townhomes decreased by 11.7% in sales price during May to a median of $468,000 from $530,000 in April. Compared to May 2025, the sales price of condominiums and townhomes was up 11.7% from $419,000. Twelve condominiums or townhomes sold for $1 million or more during the month, compared to nine recorded transactions of at least $1 million in May 2025.
In May, the number of recorded sales in Barnstable County rose by 12.7% since May 2025 — from 401 to 452. All residential home sales totaled $450 million.
Across Massachusetts, homes sold at a median of $656,455 during May, up 3.6% from $633,379 in April. There were 5,624 recorded sales across the state during May, down 9.2% from 6,192 recorded sales in May 2025.

The total value of recorded residential home sales in Massachusetts increased by 27.9% from $3.8 billion in April to $4.9 billion this May.
Out of all residential home sales in Massachusetts, 22.81% of homes sold for at least $1 million in May, up from 21.56% in May 2025.
Sales prices of single-family homes across Massachusetts increased by 2.7% from a median of $664,291 in April to $682,244 in May. Since May 2025, the sales price of single-family homes across the state was up 1.1% from $675,000.
Across the state, the sales price of condominiums and townhomes rose 4.9% from a median of $539,000 in April to $565,625 during May. The median sales price of condominiums and townhomes is down 3.2% from the median of $584,166 in May 2025.
The median home sales price used in this report represents the midway point of all the houses or units listed over the given period of time. The median offers a more accurate view of what's happening in a market than the average sales price, which would mean taking the sum of all sales prices then dividing by the number of homes sold. The average can be skewed by one particularly low or high sale.
