Housing advocates have estimated that New Jersey faces a shortage of more than 200,000 affordable homes as of 2026.

It'll take some time before the state shrinks that gap. But for residents who are in search of affordable housing, there's a database where you can access current listings and join waiting lists in more than 40 participating municipalities across the state.

The Affordable Homes New Jersey portal is run by CGP&H, a private consulting and community development firm that serves as a New Jersey Department of Community Affairs approved affordable housing administrative agent.

This means the firm is officially authorized by the state to administer and monitor affordable housing units that are subject to the Uniform Housing Affordable Controls. Its affordable housing platform manages affordable housing waiting lists, compliance and random selection processes for participating towns.

It also lists additional properties that are not directly administered by the firm, and provides information on how residents can contact that property's provider.

Across North Jersey's six counties, there are a total of 54 municipalities with affordable housing rental listings on the CGP&H platform. And of the 154 listings highlighted between these counties, 101 of them are managed directly by the firm.

Residents can submit a preliminary application on the platform with their household size, gross income and county details. They'll then receive an email to access their personal applicant profile, where they can start joining waiting lists that they qualify for.
