A massive 24-story tower could soon rise over Rice Village, bringing a $170 million mix of housing and retail just steps from Rice University.
The high-rise could soon break ground at 5610 Greenbriar Dr., less than a half-mile walk from Rice Stadium, according to a recent filing with the Texas Department of Licensing and Regulation (TDLR). Construction on the estimated $170 million project is scheduled to begin in December and continue through September 2029. Details submitted with the TDLR are preliminary.
The development, preliminarily titled Greenbriar Residences, would span 531,000 square feet and include retail space and multifamily residences.
The filing lists "Chaucer Eat LLC" as the property owner, with an address and phone number associated with Rice University. Rice and Ziegler Cooper Architects, the listed design firm, did not immediately respond to Chron's request for comment.

While Rice has not confirmed a connection, the project appears to be tied to the broader Gateway Project-an initiative to redevelop land in Rice Village and strengthen its connection to the university campus.
Rice defined Gateway-a $120 million plan-as "a transformative initiative on university-owned land in Rice Village that will create a seamless, pedestrian-friendly corridor linking the campus to the heart of the Village, while reimagining the west side of campus anchored by the renovation of Rice Stadium," in a November 2025 news release.

The initiative largely centers on extending Amherst Avenue toward Greenbriar Drive, creating room for future retail, restaurants, housing and greenspace on the west side of campus, and renovating Rice Stadium. Greenbriar Residences is not specifically identified in Rice's Gateway announcement, and it is unclear whether the tower is included in that project's budget or represents a separate development.
The Gateway Project kicked off with the demolition of the Greenbriar Annex, located near the site identified in the filing for the new high-rise.
Around the block, another 15-story luxury condominium tower is under development-a $65 million project called the Chaucer and headed by Randall Davis Company, according to the Houston Chronicle. That project, estimated to wrap in October 2027, will offer 33 residences in the heart of Rice Village.
